Last week's Investor Takeaway asked a direct question: was Bain Capital's ₹2,200 crore exit from Embassy Office Parks REIT an isolated event, or the start of a pattern? This week supplied an answer. Blackstone confirmed plans to sell up to $1.25 billion — roughly ₹11,988 crore — of its stake in Knowledge Realty Trust, India's largest REIT, via an offer for sale at a discounted floor price of ₹108 per unit. The unit fell 2.2% on the news. Two of the country's largest REITs have now seen their largest institutional sponsors head for the exit in consecutive weeks, right as both were being celebrated for structural, index-related tailwinds.

Away from the REITs, this week's most puzzling move belonged to Omaxe, which surged 28.5% — including a single-day 16.2% jump — to a fresh 52-week high of ₹134.30, extending last fortnight's turnaround rally with no single disclosed catalyst proportionate to the size of the move. The company's ₹6,200 crore hospitality diversification plan (19 hotels, roughly 5 million square feet) remains on the table, but nothing in this week's filings obviously explains a move of this scale.

Small and mid caps were broadly softer this week after two strong weeks: Kolte-Patil cooled a further 4.3% as its post-CEO-appointment rally kept fading, TARC fell 5.0%, Eldeco gave back 4.3% of last week's surge, and Anant Raj, Mahindra Lifespace and Raymond Realty all fell in the 3-3.5% range on no major fresh news. Atal Realtech, by contrast, rebounded 6.1% after last week's promoter-opt-out selloff. Prestige Estates launched its ₹1,330 crore Palm Court project in Chennai, following through on the multi-city expansion flagged in recent editions, even as the stock itself fell 2.6%.

Executive Summary Large caps were mixed: DLF added a modest 0.3% amid continuing coverage of its Goa mall (64% pre-leased, targeting a year-end opening) and technical strength above its 200-day moving average, while Lodha rose 2.6% in a quiet week for company-specific news. Mid caps were broadly negative: Anant Raj (-3.0%), Prestige Estates (-2.6%) and Sobha (-1.9%) led declines, with only Brigade Enterprises (+0.5%) and Phoenix Mills roughly flat.
