Earnings Season Peaks: The Market Picks Its Metric

This was the week Q1 FY27 earnings season truly peaked — nearly every name in this basket reported, and the results made one thing unmistakably clear: this market is not grading quarters on a single scorecard. It's picking whichever metric matters most for each story, and reacting to that alone.

DLF posted new sales bookings down a staggering 94% year-on-year and revenue down roughly half — and the stock fell just 2.5%, cushioned by a ₹15,200 crore net cash position and a reaffirmed ₹1 lakh crore, five-year sales pipeline. Godrej Properties' reported profit fell 42% on accounting treatment — and the market looked straight past it to record Q1 bookings of ₹8,651 crore, up 22%. Keystone Realtors tripled its profit and still fell 5.3%, because pre-sales remain down 42% with no new launches. Raymond Realty's profit fell 18.6% and the stock still rallied 7.3%, because revenue, EBITDA, and bookings all surged. Kolte-Patil jumped nearly 16% on a single disclosure: six new Mumbai projects worth more GDV than the company's entire market cap.

And TARC's two-week, unexplained rally finally has an explanation. The company swung from a ₹231 crore loss to a ₹19 crore profit in FY26 and tripled its Q1 pre-sales — the fundamentals had been quietly catching up to the price the whole time.

Executive Summary Large caps diverged sharply from the metric investors chose to weight: DLF fell 2.5% despite a modest 4% profit rise, weighed down by a near-total collapse in new bookings and a 46-53% revenue decline tied to deferred launches. Lodha eased 2.9% in a mechanical pullback after two blockbuster weeks, with Nomura raising its target to ₹1,280 on data-centre value unlocking. Mid caps were a genuine mixed bag of earnings reactions: Phoenix Mills was roughly flat despite a Nomura downgrade to Reduce, Oberoi and Prestige both eased modestly on results that beat year-on-year but missed sequential expectations, while Godrej fell 1.8% despite record bookings. Small caps produced this week's most extreme moves: Arvind SmartSpaces surged 10.3% on a nine-fold profit jump, Kolte-Patil rocketed 15.8% on new Mumbai project disclosures, Raymond Realty rallied 7.3%, while Keystone fell 5.3% and TARC gave back 4.9% after its rally's rationale became public. REITs continued their strong run, with virtually every name posting double-digit NOI or DPU growth in Q1 results — Mindspace's profit surged 63% and Nexus announced a Kolkata mall acquisition as part of a plan to double its portfolio by 2030.

DLF

— A Brutal Headline Quarter, A Resilient Stock

DLF's Q1 FY27 results, released at its 4 August earnings call, were genuinely rough on the surface: new sales bookings collapsed to just ₹657 crore — down roughly 94% year-on-year against a high prior-year base — while consolidated revenue fell 46-53% depending on the measure cited, driven by deferred launches including the Aureva senior-living project awaiting RERA approval. Reported EPS of ₹3.21 missed consensus estimates of over ₹4.15 by nearly 20%. Yet net profit still rose 4% to ₹793.90 crore, operating cash flow exceeded ₹1,300 crore, and the company's net cash position expanded to ₹15,200 crore. At the 61st AGM (3 August), shareholders approved FY26 financials showing ₹20,143 crore in annual sales and ₹4,408 crore net profit, alongside director re-appointments. Management reaffirmed a ₹1 lakh crore sales pipeline target over the next four to five years and explicitly ruled out a REIT listing for its commercial portfolio, citing the strong cash position. The stock fell just 2.5% on the week.

Broker Take: Strong Buy consensus from 23 analysts stands; Motilal Oswal reiterated Buy with a ₹755 target, and the broader analyst consensus price target was reconfirmed at ₹812, unchanged from before results.

Focus areas: A 94% bookings collapse and a 20% EPS miss are about as rough a headline quarter as this basket has seen — and the stock absorbed it without a sharp sell-off. ₹15,200 crore of net cash and a ₹60,000+ crore near-term launch pipeline appear to be doing the work of convincing the market this is a timing issue, not a demand problem. DCCDL's rental arm grew revenue roughly 9-10% year-on-year with over 95% occupancy, providing a steadier counterweight to the volatile development business. 

"DLF's quarter looked like a disaster on the top line and the stock barely blinked — that's what a ₹15,200 crore cash cushion buys a company."

Macrotech Developers (Lodha)

— Cooling Off, With a Raised Target Attached

Lodha eased 2.9% to ₹1,208.30, a mechanical pullback after two consecutive strong weeks, coinciding with brief sector-wide profit-taking following the RBI's decision to hold its repo rate at 5.25%. The company scheduled six investor conferences from 12 August to 22 September, including sessions with Emkay, Motilal Oswal, and J.P. Morgan. Nomura raised its target price to ₹1,280, citing the Palava data-centre land monetisation story, and flagged plans to lease the company's first wholesale powered shell box in FY27.

Broker Take: Mean recommendation across 20 analysts remains Strong Buy, though at least one note cautioned that a meaningful share of the recent profit beat came from a non-recurring ₹1,200 crore land sale that shouldn't be annualised.

Focus areas: A raised Nomura target price alongside a cooling stock price is a reminder that broker enthusiasm and near-term price action don't always move together. The explicit management caution against annualising Q1's land-sale-driven profit spike is a useful discipline point for anyone modelling this name going forward. Six investor conferences over six weeks signals a deliberate effort to keep the data-centre and land-monetisation story in front of institutional audiences.

Phoenix Mills

— A Downgrade, A Flat Week

Phoenix Mills was essentially unchanged this week, with Q1 FY27 clarified in more detail: net profit rose 23% year-on-year to roughly ₹297 crore on revenue of about ₹1,075 crore (+13%), even as the quarter fell 18-19% sequentially versus Q4 FY26. Retail consumption across the portfolio jumped 32% to nearly ₹4,725 crore. Nomura downgraded the stock to Reduce, citing expectations of moderating core retail consumption growth. The company confirmed participation in three separate investor conferences (Emkay 12 August, Equirus 14 August, Motilal Oswal 17 August).

Broker Take: Mean recommendation eased toward Buy with a wider spread including a meaningful Sell contingent, reflecting the Nomura downgrade.

Focus areas: A Nomura downgrade to Reduce is one of the more explicitly bearish single calls to land on any large or mid-cap name in this basket recently. 32% retail consumption growth remains the core bull case even as the broker note questions its durability. Heavy capex (over ₹1,080 crore this quarter) continues to be the swing factor investors are watching for execution risk. 

"Phoenix got downgraded and shrugged — sometimes a flat week is the market's way of saying it's already made up its mind either way."

Prestige Estates

— A Confirmed Miss, A Modest Pullback

Prestige eased 2.2% to ₹1,581.00 as the Q1 FY27 earnings call transcript (held 30 July) confirmed the profit decline flagged last week: consolidated net profit down 19% to ₹235.9 crore, with collections of roughly ₹4,391 crore reported separately as a steadier operational counterweight. ICRA reaffirmed the company's liquidity position as adequate.

Broker Take: Consensus remains Strong Buy across 21-22 analysts, with target upside estimates in the 12-20% range.

Focus areas: The confirmed 19% profit decline is now fully priced into consensus rather than being a fresh surprise, which may explain the more modest pullback versus a fresh-news reaction. ₹4,391 crore of collections this quarter is a healthy cash-generation figure sitting underneath the weaker headline profit number. The technical "golden crossover" pattern flagged last week has not yet translated into the rally some chartists anticipated. 

"Prestige's bad quarter is now old news — the stock's muted reaction this week suggests the market had already done its grieving."

Oberoi Realty

— A Quarter That Beat Year-on-Year, Missed Sequentially

Oberoi eased 2.9% to ₹1,775.00 in a week that filled in the fuller Q1 FY27 picture: net profit grew 29% year-on-year to ₹543.51 crore on revenue up nearly 32% to ₹1,300.89 crore, with EBITDA margin at a strong 56.43%. Management guided for annual pre-sales of ₹10,000-12,000 crore. The company also appointed Sandeep Sant, a 35-year real-estate and infrastructure veteran, as COO — Central Projects Office, and saw its ESG score rise to 69.5 from 68.8.

Broker Take: Consensus across 27 analysts remains Buy, though ratings show a wider spread than most peers.

Focus areas: Strong year-on-year growth (29% profit, 32% revenue) was overshadowed by a sequential miss against Bloomberg consensus of 11-24% on key metrics. The ₹10,000-12,000 crore annual pre-sales guidance is an ambitious multi-year target that gives the market a clear benchmark going forward. A new senior construction hire adds execution depth just as the delivery pipeline gets busier. 

"Oberoi's quarter looked good against last year and disappointing against this year's own expectations — a reminder that in this market, the comparison you choose changes the verdict entirely."

Godrej Properties

— Record Bookings, A Reported Profit Drop

Godrej Properties fell 1.8% to ₹2,068.00 in a week that delivered a genuinely two-sided quarter. On the accounting side, consolidated net profit fell roughly 42% year-on-year to ₹349.38 crore, with an EBITDA loss of about ₹285 crore (widening from ₹243 crore) and net debt rising to ₹7,637 crore from ₹6,414 crore. On the operational side, Q1 sales booking values surged 22% year-on-year to an all-time Q1 high of over ₹8,651 crore, and the company added three projects worth roughly ₹9,500 crore in booking potential — covering nearly 48% of its full-year business development target. Separately, the board approved amalgamating subsidiary Godrej Housing Projects into the parent, with no new shares issued.

Broker Take: JM Financial's Buy rating and ₹2,500 target remain in place; several brokerages issued fresh Buy calls post-earnings with targets up to ₹2,469.

Focus areas: A 42% reported profit decline sitting alongside a record Q1 bookings figure is the starkest example this week of how differently two metrics from the same quarter can read. Widening net debt and an EBITDA loss are genuine balance-sheet data points worth tracking, even with strong bookings offsetting the narrative. The Godrej Housing Projects amalgamation is a structural simplification rather than an operational catalyst. 

"Godrej's profit number said the quarter was bad. Its bookings number said the quarter was the best Q1 ever. The stock split the difference and fell less than 2%."

Anant Raj

— A Bearish Technical Signal, A Singapore Expansion

Anant Raj eased 1.8% to ₹613.50, its first down week since the demerger news broke, even as the company incorporated a new wholly-owned subsidiary, Anant Raj Cloud Singapore Pte. Ltd., to offer co-location, cloud, and AI services to international clients — building on an earlier MoU with the Haryana government for up to ₹25,000 crore in localised infrastructure investment. Q1 results showed net profit up 19% year-on-year to ₹150 crore, with EBITDA margin expanding 360 basis points to 29.1%. An Analyst & Investor Day is scheduled for 11 August in Mumbai to discuss the demerger roadmap in more detail.

Broker Take: Nomura's Buy rating and ₹650 target continue to stand.

Focus areas: A new Singapore subsidiary extends the Ashok Cloud growth story into international co-location and AI services markets. A flagged weekly stochastic crossover — a bearish technical signal — is worth watching given the stock's strong two-week run into this pullback. Declining promoter shareholding (down over 5% across three years) remains a governance data point some investors are tracking. "Anant Raj's two-week rally finally took a breather — fittingly, in the same week it went international."

Brigade Enterprises

— A Bonus Issue and a Blockbuster Subsidiary

Brigade edged up 0.3% to ₹582.00, holding onto last week's sharp rebound. The board formalised a capital restructuring with a 1:3 bonus share issue and expanded authorised share capital to ₹400 crore. Subsidiary Brigade Hotel Ventures posted a 140-157% year-on-year surge in consolidated net profit for the June quarter, driven by reduced financing costs and a 7% expansion in average room rates. Q1 FY27 results will be approved by the board on 13 August, with an investor call the following day.

Broker Take: Strong Buy consensus from 14-15 analysts remains intact.

Focus areas: The 1:3 bonus issue is a liquidity and optics move rather than a change to underlying value, but often draws fresh retail attention. Brigade Hotel Ventures' outsized profit growth is an increasingly important diversification leg alongside the core residential business. 13 August's board-approved results are the next real fundamental catalyst, following two structural-news-driven weeks. 

"Brigade held its gains this week — the next real test comes on 13 August, when the numbers finally do the talking."

Sobha

— A Cash-Outflow Detail, An ED Investigation Flagged

Sobha eased 2.5% to ₹1,338.20 as fuller Q1 details emerged: while the headline 274% profit surge and record ₹3,656 crore pre-sales were confirmed, the EBITDA margin came in modest at 9.7%, and slower collections growth (roughly 8.2%) caused a temporary net cash outflow of about ₹149 crore from backend-loaded bookings. Separately, an ongoing Enforcement Directorate investigation concerning a Gurugram land parcel was flagged as a lingering headline risk.

Broker Take: Strong Buy consensus from 16-18 analysts remains intact.

Focus areas: A modest 9.7% EBITDA margin, sitting underneath a 274% headline profit jump, is a reminder to look past the topline number. The ED investigation is a legal overhang distinct from operating performance, but one worth monitoring for headline risk. The temporary cash outflow from backend-loaded bookings is a timing issue rather than a fundamental deterioration. 

"Sobha's headline number was the story two weeks ago — this week was about the details underneath it, and they were more mixed than the headline suggested."

Signature Global

— A Net Loss, A Bigger Land Bank

Signature Global fell 2.2% to ₹802.30 as the fuller Q1 FY27 picture confirmed a consolidated net loss of ₹16.52 crore, against a profit of ₹34.43 crore a year earlier, on revenue down 31.9% year-on-year to ₹611.72 crore. Quarterly collections of ₹670 crore missed the historical average range of ₹1,000-1,100 crore. Separately, the company secured an additional 25.617 acres in Sohna, Gurugram through fresh collaboration agreements, adding 2.18 million square feet to its land bank, and maintained its annual launch guidance of ₹15,000 crore.

Broker Take: Motilal Oswal maintains a Buy rating with a ₹1,000 target.

Focus areas: A swing to a net loss is a genuine negative data point that the market appears to be weighing alongside the land-expansion story. 25.6 acres of new Sohna land is a substantial single-week addition to the pipeline, even as near-term financials disappoint. Maintained ₹15,000 crore launch guidance suggests management still sees this as a timing issue rather than a structural slowdown. 

"Signature added more land than almost anyone else in this basket this week — its income statement, unfortunately, told a very different story."

— A ₹2,250 Crore Fundraise Approved

Sunteck eased 1.3% to ₹298.50 after the board approved an enabling resolution to raise up to ₹2,250 crore (₹1,500 crore via NCDs, ₹750 crore via equity) to fund its ₹7,100 crore project pipeline, and established new subsidiaries under the "Eminara" brand. Q1 revenue of roughly ₹192 crore missed consensus by over 31%, sequentially down more than 42% from Q4.

Focus areas: A ₹2,250 crore enabling fundraise gives Sunteck substantial dry powder against its newly disclosed pipeline, including the Dubai project from two weeks ago. The revenue miss and sharp sequential decline explain continued FII selling pressure that has now cut the stock over 33% from its 52-week high. 

"Sunteck secured the capital to fund its ambitions this week — the market is still waiting to see the revenue catch up."

Aditya Birla Real Estate

— A Major Divestment Completes

Aditya Birla Real Estate fell 2.6% to ₹1,381.20 after completing the full redemption of a ₹400 crore commercial paper and finalising the slump sale of its Century Pulp and Paper business to ITC Limited for approximately ₹3,498 crore — a transaction shareholders had approved back in July 2025. The company will attend the Ambit Capital Singapore Conference on 17-18 August.

Focus areas: The completed ₹3,498 crore Century Pulp divestment is a major capital event that should materially improve financial flexibility for the core real estate business going forward. FY26 full-year revenue fell 67% to roughly ₹407 crore, missing estimates by half — underscoring how much this name's transition story still has to prove operationally. 

"Aditya Birla Real Estate just banked ₹3,498 crore from exiting a legacy business — now the market wants to see that capital deployed into real estate growth."

Keystone Realtors

— Profit Triples, Pre-Sales Still Absent

Keystone was this week's weakest small-cap performer, falling 5.3% to ₹378.80, even as Q1 FY27 PAT jumped 221% year-on-year to ₹52.4 crore on revenue up 72-74% to roughly ₹470 crore, with EBITDA margin expanding to 21.3% from 10.1%. ICRA upgraded the credit rating to AA-/Stable. The company added two projects (Goregaon East redevelopment and an Igatpuri plotted development) totalling nearly 1.98 million square feet. Pre-sales, however, remained down 42% year-on-year at ₹617 crore on the continued absence of new launches, and consensus FY26 EPS estimates were cut sharply.

Focus areas: A 221% profit jump wasn't enough to offset a pre-sales figure that hasn't moved in over a month — this basket's clearest example this week of the market prioritising the forward-looking number over the backward-looking one. The credit rating upgrade and margin expansion are genuine balance-sheet positives sitting underneath the weak sales figure. The stock is now down over 29% since the start of 2026, underperforming the broader sector. 

"Keystone tripled its profit this week and still had one of the worst weeks in this basket — pre-sales, not profit, is clearly what this market wants to see first."

Mahindra Lifespace

— The Full Quarter Confirmed

Mahindra Lifespace eased 2.2% to ₹384.00 as the fuller Q1 FY27 picture was confirmed at the correct scale: net profit up 67% to roughly ₹86 crore on revenue of about ₹962 crore, with residential pre-sales up 106% to ₹925 crore, backed by the previously disclosed 15-acre Mumbai land parcel with ₹5,600 crore GDV potential.

Focus areas: This week's pullback looks like profit-taking after two strong prior weeks rather than a response to new negative information. The confirmed 67%/106% growth figures validate the strength this series has been tracking in this name for a month running. 

"Mahindra Lifespace's numbers held up under closer scrutiny this week — the pullback looks like breathing room, not doubt."

Raymond Realty

— Margins Double, Profit Falls, Stock Rallies

Raymond Realty was this week's standout mid-tier performer, surging 7.3% to ₹690.00. Q1 FY27 revenue rose 37% year-on-year to ₹527 crore, and EBITDA more than doubled to ₹61.2 crore (margin expanding to 11.61% from 6.33%) — even as net profit fell 18.6% to ₹13.43 crore on higher upfront marketing and construction costs. Booking value surged 129% to ₹700 crore. The board approved a new wholly-owned subsidiary, Ten X Mahalaxmi Limited, focused on redevelopment projects in Maharashtra.

Focus areas: This is the clearest instance this week of the market rewarding revenue and margin trajectory over a bottom-line miss. A new dedicated redevelopment subsidiary signals continued diversification of Raymond Realty's growth channels beyond its core Thane and JDA pipeline. The 129% booking-value surge reinforces that underlying demand remains the strongest signal for this name right now.

— A Quiet, Flat Week

Rising finance costs and margin contraction are the underlying pressures behind that dividend decision. The expanded ₹6,508 crore pipeline via a new Bengaluru project offers some forward-looking offset to the near-term margin story.

Kolte-Patil Developers

— A GDV Bigger Than the Company Itself

Kolte-Patil was this week's most explosive mover, surging 15.8% to ₹446.00, after unveiling six new Mumbai redevelopment projects with a combined GDV of roughly ₹6,000 crore — a figure that itself exceeds the company's own market capitalisation. The pipeline expansion builds on Blackstone's strategic 40% partnership in the company, with CRISIL maintaining a stable AA- rating.

Focus areas: A new project pipeline worth more than the entire company's market cap is a genuinely rare disclosure, and the market's reaction reflects that rarity. Q1 collections and realisations (up 30% and 29% respectively) continue to strengthen even as bookings remain flat and full profitability remains elusive. Blackstone's continued strategic backing lends institutional credibility to the aggressive expansion.

TARC

— The Mystery, Finally Explained

TARC fell 4.9% to ₹130.50, giving back some of its two-week, previously unexplained rally, now that the underlying story has become public: Q1 pre-sales tripled year-on-year to roughly ₹602 crore, collections rose 80% to ₹305 crore, and FY26 full-year results showed a swing to a ₹19 crore net profit from a prior-year loss exceeding ₹231 crore. Three flagship projects — Tripundra, Kailasa, and Ishva — carry a combined GDV of approximately ₹9,000 crore.

Focus areas: The two-week rally this series flagged as "unexplained" now has a clear fundamental basis: a genuine multi-quarter turnaround to profitability. Interest expense still consumes over 15% of operating revenue, and the valuation remains extreme at over 200x earnings even after this week's pullback. This week's decline looks like a "sell the confirmed news" moment after the story became public, rather than a reversal of the underlying turnaround.

Focus areas: Unlike prior weeks' unexplained declines, this week's confirmed sequential revenue collapse gives a genuine fundamental basis for continued weakness. Full-year growth remaining strong even amid this quarter's sequential drop suggests project-completion timing, not a structural deterioration, though the distinction matters less to the share price right now. "Pansari's four-week slide finally has real numbers behind at least part of it — a sharp sequential slowdown that the market clearly noticed."

Atal Realtech

— A Fifth Straight Positive Week

Atal Realtech advanced 5.9% to ₹35.14, a fresh 52-week high, extending its recovery to a fifth consecutive positive week. The board will meet on 6 August to consider a broad range of fundraising options — rights issue, FPO, ADR/GDR, FCBS, QIP, or debt — giving management flexibility on how to raise future capital.

The Regulation 23(5)(i) disclosure lacks detail in what's publicly available and is worth monitoring for further clarification rather than drawing conclusions from at this stage. An elevated valuation (PE in the 66-83x range depending on calculation) continues to leave limited room for disappointment.

Embassy Office Parks REIT

— GCC-Anchored Leasing, A Hotel Transition

Embassy rose 0.8% to ₹441.33 as fuller Q1 details confirmed a ₹598 crore distribution (₹6.31 per unit), with leasing activity of 1.3 million square feet anchored 81% by GCCs and 21% by AI-driven demand. The REIT raised roughly ₹3,045 crore in debt at a blended 7.46% rate, targeting about 77 basis points of interest savings through refinancing. Filed valuation reports covered a proposed 0.6-acre land acquisition adjacent to Embassy Manyata Business Park. On the less favourable side, the Manyata Block B expansion faces a roughly nine-month delay due to a nala rerouting approval, and the REIT's hotel management arrangement with Four Seasons at Embassy One is concluding, creating near-term operator transition uncertainty.

Focus areas: GCC- and AI-anchored leasing continues to be the clearest structural demand driver for this REIT's portfolio. A nine-month delay on Manyata Block B is a concrete execution setback worth tracking against future occupancy and NOI guidance. The Four Seasons transition at Embassy One introduces a specific, near-term operational uncertainty distinct from the REIT's broader strong quarter.

Mindspace Business Parks REIT

A record DPU of ₹6.67 (+15.2% year-on-year) was declared. Committed occupancy hit a record 95.8% on a like-to-like basis, though overall portfolio occupancy dipped to 92.1% due to still-stabilising newly acquired Chennai assets. The board approved a ₹125 crore Hyderabad acquisition and new hotel leases with Chalet Hotels in Pune and Hyderabad, and allotted ₹600 crore of NCDs at a 7.4913% coupon.

Focus areas: A 63% profit surge and record DPU make this one of the strongest REIT quarters in this entire snapshot. The Chennai-driven occupancy dilution is a genuine near-term drag that should resolve as those assets stabilise. Potential REIT tax regime changes — cutting the SPV tax rate from 35% toward roughly 28.6% — could be a meaningful structural tailwind if finalised.

Brookfield India REIT

— A Confirmed Earnings Date

Brookfield rose 1.0% to ₹344.99 as the company confirmed its Q1 FY27 earnings call for 11 August, with CEO Shashank Jain and Head of Finance Saket Mehta leading the discussion; the investor presentation will be published 10 August.

Nexus Select Trust

— A Kolkata Acquisition, A Doubling Ambition

Nexus Select Trust rose 0.5% to ₹167.82 after Q1 FY27 results showed NOI up 11% to ₹510.05 crore and a DPU of ₹2.442, up 10% year-on-year — the 12th consecutive quarter of a 100% payout ratio. Retail consumption across the portfolio surged 17% to ₹3,850 crore. The trust announced the acquisition of Diamond Plaza mall in Kolkata as part of a stated strategy to double its portfolio by 2030, with two additional retail assets currently in due diligence and roughly $1 billion of debt headroom available.

Focus areas: A stated ambition to double the portfolio by 2030 is one of the more explicit long-term growth targets disclosed by any REIT in this basket. 12 consecutive quarters of 100% payout ratio is a genuinely consistent income track record worth highlighting for yield-focused readers. The gap between 17% consumption growth and 11% NOI growth reflects lower initial revenue-share terms on newly onboarded premium brands — worth watching as those terms mature.

Bagmane Prime Office REIT

The Highest Occupancy on the Table

Bagmane rose 2.2% to ₹107.45, a fresh 52-week high, as Q1 results confirmed committed occupancy of 98.8% — the highest among listed commercial REITs in India — anchored by tenants including Google, Amazon, Nvidia, and Samsung. Total revenue came in around ₹630.66 crore with net profit of roughly ₹253.95 crore, a net margin above 40%. IPO proceeds are being deployed toward the Luxor asset acquisition at Bagmane Capital Tech Park and a 93% stake in BRPL.

Focus areas: 98.8% occupancy anchored by some of the world's largest technology tenants is a genuinely best-in-class operational metric. Heavy concentration in Bengaluru's tech-tenant micro-market is the natural flip side of that same strength. Debt-to-equity headroom of over 2x gives this REIT meaningful capacity for further accretive acquisitions.

There Is No Single Scorecard This Season Four weeks into this earnings cycle, the pattern is no longer subtle: this market is not applying one consistent test to every quarter. It's asking a different question of each name, based on what that name's investment case actually depends on. For DLF, the question was "is the balance sheet strong enough to absorb a bad quarter" — yes, so the stock barely moved. For Godrej, it was "are bookings still growing" — yes, so a 42% profit drop barely registered. For Keystone, it was "have pre-sales recovered yet" — no, so a tripled profit didn't save the week. For Raymond Realty, it was "is the top line and margin trajectory intact" — yes, so a falling bottom line didn't stop a 7.3% rally.

This isn't inconsistency. It's the market doing exactly what disciplined investors should be doing individually: reading each company against its own specific thesis, rather than grading every quarter on the same checklist. The lesson for readers of this series is the same one that's been building for a month — headline profit and loss numbers alone tell you very little about how a stock will trade in the days after results land.

REITs remain the one corner of this table where the story stayed simple: strong operational quarters, rewarded with modest but consistent gains across nearly every name. With most large developers now past their Q1 results and several REITs — Brookfield among them — still to report, the next snapshot should show whether that REIT consistency holds, or whether the same stock-picking dispersion eventually reaches this table too.
