Two weeks ago, this series wrote about a fifteen-year ceiling turning into a floor. Last week, that floor absorbed a stress test and mostly held. This week, Q1 FY27 earnings season arrived in force — and the market's response was the most striking data point yet: good numbers, sold anyway.

Lodha's net profit doubled year-on-year to ₹1,373 crore. Sobha's profit surged 274%. Mahindra Lifespace's profit jumped 67% with residential pre-sales up 106%. Sunteck's PAT rose 26%. By any normal reading, this was one of the strongest earnings weeks this series has covered. And yet DLF, Lodha, Phoenix, Prestige, Oberoi, Godrej, Brigade and Sobha all closed the week meaningfully lower — several of them down 5% or more.

This isn't a contradiction so much as a pattern worth naming plainly: after a two-week rally built substantially on anticipation of exactly these kinds of results, a lot of the good news was already in the price. When the actual numbers landed — even genuinely excellent ones — there wasn't much room left to rally further, and profit-taking took over. Oberoi Realty is the clearest illustration: three fresh Buy/Hold ratings from HSBC, Nomura and Jefferies, an interim dividend, and a 29% profit jump last quarter — yet the stock still fell nearly 4% this week, dragged down in part by a 36% year-on-year decline in its own Q1 pre-sales.

The other big story of the week was structural rather than seasonal: Anant Raj's board approved a full demerger of its data-centre and cloud business into a newly created entity, Ashok Cloud Private Limited, with existing shareholders receiving a 1:1 share allotment. It's the clearest sign yet that the market wants its real estate and digital-infrastructure plays priced, and owned, separately.

Executive Summary It was a broadly red week across large and mid caps, even as Q1 results rolled in strong. DLF fell 3.4% and Lodha 3.8% despite Lodha's profit doubling; both stocks are digesting the prior fortnight's sharp rally. Sobha was the week's weakest large-name performer at -6.8%, remarkably, on the back of a 274% profit surge — a near-textbook "sell the news" reaction. Brigade fell 7.3% and Signature Global an estimated 7.7%, the two weakest names in the entire mid-cap table. Anant Raj was comparatively resilient at -0.9%, with its data-centre demerger dominating the newsflow. Small caps were more mixed: TARC was the outright standout at +11.0% with no obvious company-specific trigger, while Ashiana (+3.2%) and Atal Realtech (+3.6%) also had strong weeks; Omaxe (-6.2%), Aditya Birla Real Estate (-5.1%) and Keystone (-4.2%) were among the softer names. REITs broke their recent all-green streak for the first time in this series' recent run — Knowledge Realty Trust (+1.1%) and Bagmane (+0.4%) advanced, but Embassy (-3.2%), Mindspace (-1.6%), Brookfield (-0.3%) and Nexus (-0.2%) all slipped.

DLF — A Dividend Record Date, and a Quieter Week

DLF closed at ₹645.20, down 3.4% on the week — its softest weekly print of this series' recent run. There was no negative company-specific catalyst; a ₹21.39 crore block trade changed hands at ₹651.30 per share, and the company fixed 27 July as the record date for a ₹8 per share final dividend, subject to shareholder approval at the 61st AGM on 3 August (e-voting open 30 July–2 August). Away from price action, the company's Q4 FY26 numbers — already known but freshly tabulated — showed net income of ₹1,268.55 crore, up modestly quarter-on-quarter but down year-on-year against a tough prior comparison.

Broker Take: Strong Buy consensus from 23 analysts, unchanged.

Focus areas: No fresh negative news accompanied the decline — this reads as broad profit-taking after two strong prior weeks rather than a thesis change. The ₹8 per share dividend, record date 27 July, is a concrete near-term income event for holders. Q4 FY26 figures remain backward-looking and haven't shifted the forward narrative. 

"DLF didn't need a reason to give back ground this week — after two strong weeks, gravity found one anyway."

Macrotech Developers (Lodha) — Profit Doubled, Stock Didn't Follow

Lodha's Q1 FY27 results were genuinely spectacular: consolidated net profit more than doubled year-on-year to ₹1,373 crore, total income rose 40.6% to ₹5,097 crore, pre-sales came in at ₹4,629 crore, and collections rose 46% YoY to ₹4,205 crore, while net debt declined by ₹446 crore to ₹4,931 crore. The company also sold land at its Palava Green Data Center Park to Digital Edge India — a joint venture between Digital Edge and the National Investment and Infrastructure Fund — at a price exceeding ₹42 crore per acre, with management noting the Palava landholding's value has risen more than 15-fold over five years. Despite all of this, the stock closed the week at ₹1,144.10, down 3.8%.

Broker Take: Mean recommendation across 20 analysts remains Buy, with Strong Buy ratings intact.

Focus areas: A doubling of net profit and a 46% jump in collections make this one of the strongest quarterly prints in the entire large-cap basket — and the stock still fell. Management's guidance for annuity income to grow more than tenfold to over ₹3,000 crore within six years, driven by data centres, warehousing and high-street retail, is a genuinely ambitious multi-year framing. Net debt reduction alongside profit growth strengthens the balance-sheet side of the bull case even as the market digests the news. 

"Lodha's profit doubled this week. Its stock didn't get the memo — or more likely, had already priced it in."

Phoenix Mills — A Calm Week Ahead of Results

Phoenix Mills eased 3.1% to ₹2,010.70 in a comparatively news-light week, with the company scheduling its Q1 FY27 earnings call for 29 July — a day after the board approves the quarter's results. No fresh operational disclosures accompanied the pullback.

Broker Take: Mean analyst recommendation remains Buy.

Focus areas: The pullback looks like continued digestion after touching a 52-week high two weeks ago, rather than a response to new information. 29 July's earnings call is the next real catalyst for a name still trading near the top of its valuation range.

 "Phoenix's quiet week is really just the calm before its own numbers land next week."

Prestige Estates — The Week's Weakest Large-or-Mid Name

Prestige was this week's softest performer in the top two tiers, down 5.9% to ₹1,592.80. The declines came even as the company disclosed genuinely constructive news: three new housing project launches in Q1 with ₹12,000 crore of revenue potential, and a fresh land acquisition — just over 2 acres in Mumbai's Mulund for ₹110.75 crore. Full Q1 pre-sales details (₹6,579 crore across 6.04 million square feet, Hyderabad contributing 49%) confirmed the previously reported 46% YoY decline, with collections at ₹4,802 crore.

Broker Take: Analyst consensus remains Strong Buy across 22 analysts.

Focus areas: ₹12,000 crore of new project launches is a substantial pipeline addition that the stock has, for now, ignored. The Mulund land buy extends Prestige's Mumbai footprint incrementally rather than transformationally. This is the second straight week the sales-bookings decline has weighed more heavily on sentiment than fresh project news. 

"Prestige keeps adding to its pipeline — the market keeps asking about the number that's already down 46%."

Oberoi Realty — Three Buy Calls, One Weak Pre-Sales Number

Oberoi fell 3.9% to ₹1,821.20 in a week that cuts both ways. On one hand, HSBC (Buy, ₹2,310), Nomura (Buy, ₹2,090) and Jefferies (Hold, ₹1,970) all published fresh coverage, with Nomura projecting roughly 40% pre-sales CAGR through FY28 on strong Gurugram demand, and the company's ₹2 interim dividend record date passed on 23 July. On the other, Q1 FY27 sales bookings actually fell 36% year-on-year to ₹1,049.88 crore on lower residential volumes — the more concrete, near-term number the market chose to weigh more heavily.

Broker Take: Buy ratings from HSBC and Nomura outweigh Jefferies' Hold; consensus across 27 analysts remains Buy.

Focus areas: A 36% YoY pre-sales decline is a genuine near-term operational soft patch, even with brokers modelling a strong multi-year recovery. Three fresh analyst notes in one week is an unusually concentrated amount of sell-side attention. The gap between bullish long-term broker models and a weak current-quarter print is the central tension to watch.

Godrej Properties — A Green Session, A Red Week

Godrej Properties closed at ₹2,028.70, down 3.5% on the week, even though Nifty Realty itself rose 1.07% in a single session during the week, with Godrej among the day's gainers (+2.15%). The stock's overall weekly decline suggests broader profit-taking outweighed that single strong session.

Broker Take: JM Financial's Buy rating and ₹2,500 target remain in place.

Focus areas: A strong single-session gain wasn't enough to offset weakness on other days — a sign of a genuinely mixed week rather than one clear trend. No fresh land-acquisition or results news emerged this week, keeping focus on the 4 August Q1 board meeting. 

"Godrej had at least one good day this week — it just wasn't enough good days."

Anant Raj — The Demerger That Redefines the Story

Anant Raj was this week's most structurally significant story in the entire basket: the board approved a Composite Scheme of Arrangement to demerge its data-centre and cloud-services business into a new entity, Ashok Cloud Private Limited, which will be independently listed. Eligible shareholders will receive one Ashok Cloud share for every Anant Raj share held — a 1:1 entitlement — with Anant Raj retaining its core real estate, residential, commercial and hospitality operations post-demerger. The company separately completed a ₹74.86 crore investment into Ashok Cloud via a rights issue. The stock still closed down a modest 0.9% to ₹586.55, easily the smallest decline among mid caps this week.

Broker Take: Nomura's Buy rating and ₹650 target continue to stand, pre-dating the demerger announcement.

Focus areas: The demerger directly addresses the "developer versus infrastructure platform" identity question this series has flagged for weeks — the market will now get to price each business separately. A 1:1 share entitlement in Ashok Cloud gives existing shareholders direct, unlevered exposure to the digital-infrastructure growth story. The scheme still requires NCLT and other regulatory approvals before it becomes effective. 

"Anant Raj just answered the question of whether it's a developer or a data-centre company — the answer is now going to be: both, separately."

Brigade Enterprises — The Week's Weakest Mid-Cap Print

Brigade was this week's softest mid-cap performer, down 7.3% to ₹525.45, even as the company launched Brigade Misty Greens, a premium residential project on 4.5 acres in Mysuru via a Joint Development Agreement, with revenue potential exceeding ₹300 crore. The company also fixed 5 August as the record date for its ₹2 per share final dividend ahead of the 13 August AGM.

Broker Take: Strong Buy consensus from 15 analysts remains intact.

Focus areas: A 7.3% weekly decline is the sharpest pullback among mid caps, with no negative news to explain it — likely continued unwinding of recent volatility following the scrapped warrant issue. The new Mysuru launch extends Brigade's presence beyond its core Bengaluru base. This follows two genuinely eventful prior weeks (a standout rally, then a scrapped warrant issue) — a third consecutive volatile week for the name. 

"Brigade keeps making news for reasons other than its own project launches — this week the market just kept selling anyway."

Sobha — A 274% Profit Surge, Sold Regardless

Sobha delivered arguably the standout results print of the entire week: Q1 FY27 profit after tax surged 274% year-on-year, quarterly real estate sales value rose 76% to ₹3,656 crore, revenue climbed 48-50% depending on the measure cited, collections rose 8% to ₹1,924 crore, and the company ended the quarter in a net cash position. Despite all of this, the stock fell 6.8% to ₹1,362.30, the sharpest decline among large and mid caps this week.

Broker Take: Strong Buy consensus from 18 analysts remains intact.

Focus areas: A 274% profit surge alongside a net cash balance sheet is about as strong a quarterly print as this basket has seen — and the stock still sold off hard. This is the clearest "sell the news" reaction in this week's entire snapshot. At nearly 64x earnings, the stock's valuation may already have priced in much of this strength before results landed. 

"Sobha's profit nearly quadrupled this week. Its stock fell the hardest in the mid-cap table. If ever there was a lesson in 'priced for perfection,' this was it."

Signature Global — Pre-Sales Down, Debt Up, Stock Down

Signature Global closed at ₹768.35, down an estimated 7.7% on the week — the weakest performer in the mid-cap table. The company's Q1 FY27 sales bookings actually fell 25% year-on-year to ₹1,970 crore on lower volumes, while net debt nearly doubled to ₹390 crore from ₹200 crore at March-end, even as cash and bank balances stood at a healthy ₹2,522 crore. Management maintained its FY27 pre-sales guidance of ₹10,000 crore.

Focus areas: A 25% YoY pre-sales decline is a genuine operational soft patch behind this week's sharp price move. Net debt nearly doubling, even from a low base, is worth monitoring alongside the still-strong cash position. Maintained FY27 guidance suggests management sees this as a timing issue rather than a demand problem. 

"Signature's numbers went the wrong way this week, and so did the stock — no disconnect to puzzle over this time."

Sunteck Realty — A Strong Quarter, a Dubai Bet Revealed



Sunteck slipped 2.5% to ₹306.25 despite reporting Q1 FY27 PAT up 26% to ₹42 crore, pre-sales up 20% to ₹787 crore, and an EBITDA margin of 35%, alongside a conservative net debt-to-equity ratio of 0.07x. The bigger story was strategic: the company disclosed a Dubai project adjacent to the Dubai Mall carrying an estimated ₹9,000 crore launch value against a ₹200-225 crore investment, alongside a domestic FY27 launch pipeline of roughly ₹7,000 crore and guidance for 25-30% growth in both pre-sales and collections.

Focus areas: A 26% PAT increase alongside a Dubai expansion is a genuinely newsy week for a name that has spent months searching for a clearer narrative. The Dubai project's scale (₹9,000 crore launch value against a modest ₹200-225 crore outlay) is an asymmetric bet worth tracking. 25-30% FY27 growth guidance sets a clear bar for the coming quarters.

"Sunteck finally got its story this week — Dubai, of all places, might be the one that sticks."

Aditya Birla Real Estate — AGM Set, Losses Continue



Aditya Birla Real Estate fell 5.1% to ₹1,374.20 as the company confirmed 27 July for its 129th AGM, with a proposed dividend of ₹2.50 per share. The standalone entity posted a net profit of ₹351.89 crore, but the consolidated business remained in a loss of ₹114.82 crore, even as subsidiary Birla Estates achieved record bookings.

Focus areas: The standalone-versus-consolidated profit gap remains the central complication in reading this name's results. Birla Estates' record bookings is a genuine bright spot buried inside an otherwise loss-making consolidated print. 27 July's AGM is the next scheduled event for shareholders to watch. 

"Aditya Birla Real Estate's parent entity is profitable and its subsidiary just had a record quarter — the consolidated number still says loss."

Keystone Realtors — Still Digesting, No New Catalyst



Keystone fell 4.2% to ₹399.75 in a news-light week, continuing to work through last month's 42% pre-sales decline with no fresh company-specific developments.

"Keystone's stock still hasn't found its floor after last month's sales miss."

Mahindra Lifespace — The Quarter That Finally Delivered



Mahindra Lifespace was one of the few names to close green this week, up 0.3% to ₹374.65, after posting a genuinely strong Q1 FY27: consolidated net profit up 67% year-on-year to roughly ₹86 crore, with residential pre-sales surging 106% to ₹925 crore. Shareholders approved all nine resolutions at the 27th AGM, including a ₹3.50 per share dividend and the re-appointment of Amit Kumar Sinha, though with 94.31% support — showing some institutional dissent. The company also expanded its Chennai industrial park partnership with Sumitomo.

Broker Take: Strong Buy consensus from 7 analysts remains intact.

Focus areas: A 67% profit jump and a 106% pre-sales surge are among the strongest prints in this week's entire basket — and, notably, one of the only ones the market actually rewarded. 94.31% support on the MD's re-appointment, while still a comfortable majority, shows more institutional pushback than typical for this name. The expanded Sumitomo partnership adds to the industrial and logistics growth leg alongside residential. 

"Mahindra Lifespace delivered the kind of quarter the rest of this basket wished it had — and, unlike most of them, actually got a green close for it."

Raymond Realty — Continued Digestion



Raymond Realty fell 4.2% to ₹654.55, extending its pullback from recent highs with no fresh catalyst this week beyond continued digestion of last fortnight's large joint-development announcement.

"Raymond Realty's big news cycle has cooled — this week was about the stock catching its breath."

Omaxe — The Bounce Reverses



Omaxe fell 6.2% to ₹87.66, giving back a chunk of its recent rally with no specific negative news accompanying the decline — a reminder of how quickly sentiment can reverse in a loss-making, momentum-driven name.

"Omaxe's story-driven rally just found out that stories can also drive stocks down."

Ashiana Housing — Bookings Convert Into Cash



Ashiana was one of the week's stronger performers, up 3.2% to ₹386.70, a fresh 52-week high, after converting 224 units worth ₹372.45 crore into formal bookings at its Ashiana Oma project in Jaipur — a meaningful chunk of that site's inventory, with the EOI-to-booking conversion process still ongoing.

Focus areas: ₹372.45 crore of unit conversions is a concrete, cash-relevant data point rather than a narrative update. A fresh 52-week high confirms the market is starting to reward the more ambitious revenue guidance flagged last week. The ongoing conversion process suggests more of this number could still be reported in coming weeks. 

"Ashiana's ambitious revenue target from last week just got its first real down payment — 224 units' worth."

Shriram Properties — A Routine Governance Change



Shriram Properties fell 2.5% to ₹85.02 after appointing M/s. Abarna & Ananthan as its statutory auditor for five years, replacing Walker Chandiok & Co LLP — a routine but notable audit transition.

"Shriram Properties swapped auditors this week — nothing in the business itself changed."

Arvind SmartSpaces — A Rare Green Print



Arvind SmartSpaces advanced 1.1% to ₹608.80, one of the few names to close higher this week, in another quiet, news-light stretch for one of the small-cap basket's steadiest long-run compounders.

"No news is still normal news for Arvind SmartSpaces — even when the rest of the table is red."

Eldeco Housing & Industries — Thin Volumes, Modest Decline



Eldeco slipped 1.0% to ₹778.30 on volumes of just 402 shares, continuing to trade as one of the most genuinely illiquid names in this basket.

"Eldeco's stock still barely trades —402 shares moved the price by a full percent."

Suraj Estate Developers — Debt Refinancing Completed



Suraj Estate fell 2.8% to ₹193.56 after completing its ₹70 crore NCD issuance, allotting the final ₹10 crore tranche at a 17% rate of return, with the earlier ₹60 crore tranche fully redeemed.

"Suraj Estate just closed the book on its NCD raise — the market's response to the stock itself was more muted."

Puravankara — No News, Continued Cooling



Puravankara fell 4.0% to ₹213.35, extending its pullback from the blockbuster Q1 print reported two weeks ago, with no fresh news this week to explain the continued softness.

"Puravankara's great quarter is now two weeks old — the stock's memory of it appears to be fading."

Ajmera Realty — The Disconnect Continue



Ajmera Realty fell a further 3.3% to ₹122.57, extending last week's puzzling divergence between strong operational numbers and weak price action, with no fresh news this week.

"Ajmera's stock is now down two straight weeks despite two straight weeks of decent operational news — the gap this series flagged last week hasn't closed."

Kolte-Patil Developers — Steady Numbers, Steady Stock

Kolte-Patil edged up 1.0% to ₹391.25, with recirculated Q1 FY27 details confirming sales steady at ₹617 crore, collections up 30% to ₹715 crore, and realisations up 29% to ₹9,442 per square foot — the same strong operational story from last week, still gradually being rewarded.

"Kolte-Patil's numbers haven't changed since last week — the stock is just still catching up to them."

TARC — The Week's Biggest Mover, No Obvious Reason



TARC was this week's standout performer by a wide margin, surging 11.0% to ₹131.45, with no company-specific news to explain the move. This follows a volatile month for the name, and the jump looks like a technical rebound after recent sharp declines rather than a fundamentals-driven re-rating.

Focus areas: An 11% weekly gain with no accompanying news is the largest unexplained move in this week's entire basket.
