India Real Estate & REITs Weekly Snapshot 14 August 2026 The Season of Turnarounds
By Arindam Bose | India Real Estate & REITs Weekly Snapshot | 14 AUGUST 2026
⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡⬡
If last week's story was the market picking a different metric for every quarter, this week's was about companies rewriting their own story entirely. Omaxe swung from a ₹185.77 crore loss to a ₹1.30 crore profit and surged 15.1%. Kolte-Patil turned a loss into a ₹146.66 crore profit on revenue that jumped more than tenfold, hit a fresh 52-week high, and is now up over 7% in a single week on top of last week's 15.8% rally. Puravankara reversed a ₹68.5 crore loss into a ₹25.2 crore profit, EBITDA nearly tripling in the process.
Alongside the turnarounds came genuine corporate transitions. Pirojsha Godrej was named Executive Chairperson of Godrej Industries, succeeding Nadir Godrej in a generational handover. Mahindra Lifespace's MD and CEO Amit Kumar Sinha is stepping down to lead a newly created, combined Real Estate & Hospitality sector for the Mahindra Group. Embassy Office Parks REIT will join the Nifty 500 and Nifty Midcap 150 indices from 30 September — the only REIT in the Midcap 150. And Prestige Estates' hotel arm landed a ₹3,000 crore investment from Canada's CPPIB, implying an equity value north of ₹10,700 crore for a business that had previously shelved its own IPO.
Not every story this week had a clean explanation. Raymond Realty fell a sharp 16.3% with no negative company-specific news in sight — the sharpest unexplained move in this basket in weeks, and a reminder that even a name with genuinely strong fundamentals can have a rough week the market doesn't fully justify.
Executive Summary Large caps were both firmly green: DLF rose 3.4% on continued digestion of last week's rough Q1 print, helped by a ₹271 crore penthouse sale in Gurugram, while Lodha added 2.9% after management specified a 150-acre, ₹10,000 crore data-centre land monetisation plan over the next 3-4 years. Mid caps were mostly positive except Godrej Properties (-3.8%, on a bigger-than-expected profit miss even as its chairman targeted ₹20,000 crore of operating cash flow by FY28) — Oberoi Realty was the standout at +4.0% on a technical breakout following its Gurugram launch, and Prestige Estates added a modest 0.7% despite the much larger CPPIB hotel-unit story. Small caps were this week's most dramatic tier: Omaxe (+15.1%) and Kolte-Patil (+7.1%) rode turnarounds to strong gains, while Raymond Realty (-16.3%), Shriram Properties (-7.2%) and Arihant Superstructures (-6.9%) posted the basket's sharpest declines. REITs were broadly positive, with Embassy's index inclusion and Brookfield's 44-67% profit growth (depending on the measure) the standout stories.

Company-Level Insights (Large Caps)
DLF
— Selling a ₹271 Crore Penthouse While the Market Absorbs Q1
DLF advanced 3.4% to ₹665.00, continuing to recover from last week's rough Q1 print. The company sold a single penthouse for ₹271 crore in one of its luxury Gurugram housing projects, underscoring continued strength at the very top of the market even as broader bookings remain soft. Management commentary described DLF's Mumbai debut as "dipping toes into the water," with the MD signalling readiness for a follow-up project in the city.
Broker Take: Strong Buy consensus from 23 analysts stands.
Focus areas: A single ₹271 crore penthouse sale is a striking data point on ultra-luxury demand resilience, even against a weak overall bookings quarter. Signalling a second Mumbai project suggests management reads its debut there as a success worth building on. The stock's continued climb this week extends the recovery pattern flagged last week after the Q1 miss.
"DLF sold one penthouse for more than most small-cap developers in this basket are worth — a reminder of what 'luxury resilience' actually looks like in rupee terms."
Macrotech Developers (Lodha)
— The Data-Centre Plan Gets a Number and a Timeline
Lodha rose 2.9% to ₹1,243.90 after management specified its data-centre monetisation plan in more concrete terms: 150 acres at the Mumbai Data Centre Park to be sold to hyperscalers over the next three to four years for roughly ₹10,000 crore. This builds directly on last week's disclosure, now with a defined acreage and timeline attached.
Broker Take: Mean recommendation across 20 analysts remains Strong Buy.
Focus areas: A specified 150-acre, 3-4 year timeline converts last week's broad ambition into something analysts can actually model. Continued top-realtor commentary about large FY27 launch pipelines across the sector reinforces the scale of near-term supply coming to market. The stock's steady climb suggests the market is rewarding specificity as much as it rewarded the original announcement.
"Lodha's data-centre story went from a big number to a big number with a calendar attached — that's usually when a market starts taking a story seriously."

Company-Level Insights (Mid Caps)
Phoenix Mills
— A Rising Star After Recent Weakness
Phoenix Mills was essentially flat this week, easing 0.2% to ₹1,890.00. Macquarie added the stock to its "Rising Stars" basket after recent weakness, while retaining TVS Motor, Titan and Divi's Laboratories as its top India picks. Nuvama raised its long-term target to ₹2,495 and ICICI Direct reiterated ₹2,200, implying 14-30% upside from current levels. The company briefed investors at the Equirus Annual India Conference on 14 August.
Focus areas: A "Rising Star" designation after a rough patch is a notable vote of confidence from a major brokerage. The gap between 32% consumption growth and only 17% rental income growth — driven by a mix shift toward lower-yield categories like electronics and jewellery — remains the key operational nuance to watch. The Surat mall completion timeline has slipped from calendar 2027 into fiscal 2027-28, a modest but real execution delay.
"Phoenix picked up a brokerage upgrade this week and the stock shrugged just as hard as it did the downgrade last week — this name is clearly waiting for its own numbers to do the talking."
Prestige Estates
— A ₹3,000 Crore Vote of Confidence in Its Hotels
Prestige advanced a modest 0.7% to ₹1,592.50, but the week's real story was much bigger: Canada's CPPIB agreed to invest up to ₹3,000 crore in Prestige Hotel Ventures for a 28% stake, deployed across multiple tranches — implying an equity value of roughly ₹10,700 crore for the hospitality arm. The deal follows Prestige Group shelving its previously planned hotel IPO. Nomura retained its Buy rating with a ₹1,900 target following the news.
Broker Take: Nomura Buy, ₹1,900 target; consensus across 21-22 analysts remains Strong Buy.
Focus areas: A ₹10,700 crore implied valuation for the hotel arm is a substantial third-party validation of an asset that had been headed toward an IPO instead. Choosing a strategic institutional investor over a public listing suggests management prioritised a specific long-term partner over near-term liquidity. The modest 0.7% stock reaction, against the scale of this deal, suggests the market may still be digesting exactly what it means for the parent company's valuation.
"Prestige just got a ₹3,000 crore vote of confidence in its hotel business — the stock's muted reaction this week suggests the market hasn't fully priced that in yet."
Oberoi Realty
— A Technical Breakout Meets a Gurugram Launch
Oberoi was this week's standout mid-cap gainer, up 4.0% to ₹1,846.00, after the stock cleared a key resistance zone near ₹1,820-1,825 on nearly three times average trading volume — a technical breakout with genuine delivery-based institutional participation behind it. The move followed the formal launch of Three Sixty North in Gurugram, which reportedly captured roughly ₹8,109 crore in gross bookings.
Focus areas: A technical breakout backed by a volume surge, rather than thin trading, is a meaningfully more credible signal than a price move alone. ₹8,109 crore of gross bookings from a single project launch is a substantial validation of the Gurugram expansion this series has tracked for weeks. This turns former resistance into a new support level — worth watching whether it holds on any pullback.
"Oberoi's Gurugram bet just turned into a genuine breakout, backed by real volume — that's the kind of move that tends to stick."
Godrej Properties
— A Bigger Miss Than First Reported
Godrej Properties fell 3.8% to ₹1,990.00 as the full scale of its Q1 profit miss became clearer: consolidated net profit of roughly ₹350 crore missed Bloomberg consensus estimates of over ₹550 crore, a wider gap than initially suggested, with adjusted EBITDA margin compressing over 1,600 basis points to 41.66% and net debt-to-equity rising from 0.33 to 0.39. Away from the numbers, Pirojsha Godrej was named Executive Chairperson of Godrej Industries, succeeding Nadir Godrej in a generational leadership transition, and separately targeted ₹20,000 crore of operating cash flow by March 2028 for Godrej Properties specifically.
Broker Take: Motilal Oswal reiterated a bullish rating with average analyst targets near ₹2,206-2,350; JM Financial's Buy and ₹2,500 target remain in place.
Focus areas: A miss against a ₹550 crore consensus, rather than the ₹600 crore figure cited last week, confirms this was a larger disappointment than first understood. The Godrej Industries chairmanship transition is a group-level governance event distinct from Godrej Properties' own operating quarter, but relevant to the broader Godrej ecosystem. A ₹20,000 crore operating cash flow target by FY28 is an ambitious multi-year framing that gives the market a concrete number to measure future quarters against.
"Godrej's profit miss turned out to be bigger than first reported this week — its chairman responded with an even bigger number to aim for by 2028."
Anant Raj
— The Demerger Clears Its First Governance Hurdle
Anant Raj rose 2.7% to ₹629.95 after confirming Q1 net profit of ₹149.19 crore, up from ₹125.90 crore a year earlier, on revenue of ₹631.40 crore, and formally approving the composite scheme to demerge its data-centre business into Ashok Cloud Private Limited, which will target scaling to 357 MW of capacity by FY32. At the 41st AGM, all nine resolutions passed with 100% promoter support, though public institutional shareholders showed selective opposition to financial statement adoption and new director appointments — voter turnout stood at 69.2%.
Focus areas: Institutional dissent on financial statement adoption, even in a passing resolution, is a governance signal worth tracking as the demerger process advances. A 357 MW FY32 capacity target gives the data-centre story a concrete long-term scale benchmark. Interest costs falling roughly 49% year-on-year following deleveraging and NCD discharge strengthens the balance sheet heading into the demerger.
"Anant Raj's AGM passed everything it needed to — the institutional dissent on a couple of items is the kind of detail that matters more once a demerger is actually underway."
Brigade Enterprises
— Realisations Up 21%, Revenue Down 13%
Brigade rose 1.6% to ₹591.55 after Q1 results showed profit growth in the 34-45% range depending on the measure cited, with average realisations up 21% year-on-year to ₹14,256 per square foot and EBITDA margin improving to roughly 32%. Revenue, however, fell around 13% year-on-year, missing estimates by roughly 20%, due to a 20.7% drop in the core real estate segment tied to a lack of major new launches and project approval delays.
Focus areas: Strong realisation growth alongside falling revenue is another instance this earnings season of pricing power outpacing volume. Management maintained its full-year FY27 pre-sales target of roughly ₹9,000 crore and its 12 million square foot launch guidance despite this quarter's shortfall. Regulatory approval delays deferring launches into subsequent quarters is a genuine near-term execution risk worth tracking.
"Brigade charged more per square foot and sold less of it this quarter — the market seems to be betting the pricing power outlasts the volume dip."
Sobha
— A Quiet Week After a Busy Fortnight
Sobha eased a modest 0.7% to ₹1,328.20 in a comparatively quiet week, with no fresh news beyond continued digestion of the Enforcement Directorate matter and cash-flow details flagged in recent editions.
"Sobha finally got the quiet week its stock had been asking for after two eventful ones."
Signature Global
— Contracts Awarded, A Management Change Flagged
Signature Global rose 0.9% to ₹809.25 after awarding construction contracts worth over ₹920 crore to KEC International and NCC Ltd for its luxury Dwarka Expressway development, covering roughly 1,800 units over a 36-month execution window. The company also filed a change-in-management disclosure under SEBI Regulation 30, though specific details were not disclosed in what's publicly available. West Asia-linked supply chain disruptions were flagged as a factor behind general project completion extensions granted by the regional regulatory authority.
Focus areas: Awarding execution contracts to two established infrastructure players is a concrete step toward delivering on the Dwarka Expressway pipeline. The undisclosed management change is worth watching for further detail in coming weeks. Regional regulatory extensions tied to broader macro disruptions suggest this is an industry-wide timing issue rather than something specific to Signature Global.
"Signature just handed its Dwarka Expressway project to two serious contractors — that's the kind of detail that turns a land bank into an actual delivery date."

Company-Level Insights (Small Caps)
Sunteck Realty
— A Dubai Launch, Deliberately Paused
Sunteck edged up 0.2% to ₹299.05 after disclosing that, despite having full regulatory approvals in place, management chose to delay the launch of its Downtown Dubai project, waiting for better macroeconomic conditions rather than launching immediately. Auditors also flagged uncertainty around ₹14.03 crore of disputed receivables.
Focus areas: A deliberate delay on a fully-approved project is a notably different posture from the enthusiasm around the Dubai disclosure two weeks ago — worth reading as caution rather than retreat. The disputed receivables flag is a minor but real governance data point auditors chose to highlight.
"Sunteck's Dubai story just got its first real complication — not a cancellation, but a company choosing patience over a rushed launch."
Aditya Birla Real Estate
— Debt-Free, Still Loss-Making
Aditya Birla Real Estate rose 1.6% to ₹1,402.90 after collections grew 31% year-on-year to ₹713 crore and the company confirmed plans to roll out ₹9,500 crore worth of housing projects this fiscal. With the Century Pulp and Paper sale to ITC now complete, the company is effectively debt-free. The company also won a ₹2,600 crore order from Shiv Sai Co-operative Housing Society for a Vashi redevelopment project — roughly 14 times its average quarterly revenue. Q1 net loss widened versus the prior year, and pre-sales bookings fell to roughly ₹329 crore from ₹422 crore on the continued absence of major new launches.
Focus areas: Becoming effectively debt-free while still posting a net loss is an unusual but real combination — the balance sheet is clean even as the income statement lags. A ₹2,600 crore single order is a genuinely large win relative to this company's current revenue base. The widening net loss alongside declining bookings is the central near-term concern the debt-free balance sheet doesn't fully offset.
"Aditya Birla Real Estate is debt-free and still losing money — a genuinely rare combination that puts all the pressure on the ₹9,500 crore launch pipeline to deliver."
Keystone Realtors
— A Quiet Continuation
Keystone eased 1.9% to ₹371.45 in a news-light week, continuing to digest last week's confirmed results (profit tripled, pre-sales still down 42%) with no fresh catalyst.
"Keystone's stock is still working through the same story from last week — nothing new arrived to change the read."
Mahindra Lifespace
— Its CEO Is Leaving to Lead Something Bigger
Mahindra Lifespace edged up 0.2% to ₹384.90 after the Mahindra Group announced it is consolidating its Holidays and Lifespaces businesses into a single combined Real Estate & Hospitality sector. Current MD and CEO Amit Kumar Sinha will step down from Mahindra Lifespace specifically to lead this new combined unit once a successor is named. The move follows Lifespaces achieving 5x pre-sales growth since FY20 and turning profitable with roughly ₹300 crore in profit last year.
Focus areas:
A CEO stepping up to lead a larger combined sector is, in one reading, a promotion for the executive and a vote of confidence in what he built at Lifespaces.
The uncertainty period before a successor is named is a genuine near-term leadership risk for a name that has delivered strong recent quarters.
The consolidation itself signals the Mahindra Group sees meaningful synergy between real estate and hospitality — a structural thesis worth watching play out.
"Mahindra Lifespace's CEO isn't leaving because something went wrong — he's leaving because something went right enough that the group wants him running more of it."
Raymond Realty
— A Sharp, Unexplained Drop
Raymond Realty fell a steep 16.3% to ₹577.80, by far the sharpest move in this week's entire basket, with no negative company-specific news found to explain it. The company formally incorporated its previously announced Ten X Mahalaxmi subsidiary on 12 August, and the stock now trades below both its 50-day (~₹635) and 200-day (~₹592) moving averages, reflecting genuine near-term bearish technical sentiment.
Focus areas: A 16.3% weekly decline with no clear catalyst is the largest unexplained move flagged in this series in recent memory — worth treating with real caution rather than reading too much into any single theory. Trading below both key moving averages confirms this is now a genuine technical breakdown, not just a one-day wobble. The underlying fundamental story — 129% booking growth, ₹52,000 crore portfolio GDV — has not changed; this looks like a repricing of sentiment rather than the business.
"Raymond Realty's fundamentals didn't change this week. Its stock fell 16% anyway — that gap is exactly the kind of thing worth watching closely, not explaining away."
Omaxe
— From an ₹185.77 Crore Loss to a Profit
Omaxe was this week's biggest large-magnitude turnaround story, surging 15.1% to ₹99.14, a fresh 52-week high, after Q1 FY27 consolidated net profit turned positive at roughly ₹1.30 crore, reversing a ₹185.77 crore loss a year earlier. Revenue grew 44% year-on-year to ₹406.17 crore, aided by a significant drop in finance costs. Standalone operations remained in the red with a ₹31.88 crore loss.
Focus areas: Swinging from a ₹185.77 crore loss to a small profit is one of the largest single-quarter turnarounds in this basket's recent history. Lower finance costs, rather than a dramatic operational shift, appear to be the primary driver — worth watching whether this is sustainable or a one-off. The standalone entity remaining loss-making is a reminder the turnaround isn't yet complete across the whole structure.
"Omaxe just posted its first real turnaround quarter after years of headline losses — the market's 15% reaction says it's taking this one seriously."
Ashiana Housing
— Fewer Handovers, A Pune Expansion
Ashiana fell 4.2% to ₹362.45 after Q1 FY27 results showed profit down 38% quarter-on-quarter to ₹13.11 crore and revenue down 67% year-on-year to ₹107.44 crore, driven by fewer project handovers during the quarter; bookings moderated to ₹358 crore. The company acquired 28.55 acres in Pune for a senior-living project with an estimated ₹2,000 crore sales potential, funded through ₹43.25 crore of NCDs, while redeeming ₹31.25 crore of existing debt. Krishna Suraj Moraje, former CEO of Quess Corp and a McKinsey veteran, was re-appointed as an independent director for five years.
Focus areas: A 67% revenue decline tied to handover timing is a genuine near-term operational soft patch, distinct from last week's strong booking momentum. 28.55 acres in Pune is the company's largest-ever single land acquisition for its senior-living vertical, giving concrete scale to that growth story. Management reiterated full-year FY27 guidance of roughly ₹2,200 crore in pre-sales and ₹2,000 crore in revenue despite this quarter's softness. "Ashiana's handovers slowed down this quarter — its land-buying for the next growth wave didn't."
Shriram Properties
— Record Sales, A Sharp Profit Miss
Shriram Properties fell 7.2% to ₹78.11 after Q1 FY27 results showed revenue up a modest 4% to ₹271.1 crore but net profit down 46-47% year-on-year to roughly ₹11 crore, even as sales value hit a record ₹484 crore, up 10%, driven by strong Chennai and Kolkata launches. An auditor's "Emphasis of Matter" note regarding an Enforcement Directorate search from late 2024 remains active in the financial statements.
Focus areas: A near-halved profit against record sales is this week's clearest example of margin pressure overwhelming a genuinely strong topline story. The recurring auditor emphasis on the 2024 ED search keeps this as an ongoing, unresolved regulatory overhang. Record sales value from Chennai and Kolkata suggests genuine geographic diversification success, even as profitability lags.
"Shriram Properties just posted record sales and its worst profit miss in a while — the market picked the profit number this week, and picked it decisively."
Arvind SmartSpaces
— The Numbers, Confirmed and Slightly Adjusted
Arvind SmartSpaces rose 0.4% to ₹655.60 as the fuller Q1 picture confirmed net profit up 708% to roughly ₹97 crore (rather than last week's initial "nine-fold" framing) on revenue that tripled to ₹318 crore. The company participated in the Equirus India Growth Summit in Mumbai on 14 August.
"Arvind SmartSpaces' blockbuster quarter held up almost exactly as reported last week — the stock's modest gain this week reflects a story that's already been priced in."
Eldeco Housing & Industries
— A 383% Profit Surge
Eldeco fell 1.1% to ₹759.30 despite Q1 FY27 consolidated net profit surging 383% year-on-year to roughly ₹15.1 crore, with revenue up 71% and EBITDA margin expanding sharply to 35.5% from 11.2%. The company fully recovered its investment, with interest, from its Bareilly project, and now holds a cash reserve of roughly ₹178 crore.
Focus areas: A 383% profit surge alongside expanding margins is one of the strongest single-quarter fundamental stories in this week's basket. Full recovery of the Bareilly investment, with interest, is a concrete cash-realisation event rather than just an accounting gain. This basket's persistent illiquidity issue means even genuinely strong results can take longer than usual to show up meaningfully in the price.
"Eldeco's profit nearly quadrupled this week — its stock fell anyway, which by now is simply what illiquidity looks like in this name."
Suraj Estate Developers
— A Modest Profit Beat
Suraj Estate rose 4.5% to ₹214.32 after Q1 net profit rose 7.5% year-on-year to roughly ₹22.9 crore on revenue up 11.5% to ₹145 crore, even as EBITDA margin narrowed slightly to 36.82% from 37.43%.
"Suraj Estate's numbers were modestly better this week — sometimes modest is enough after a run of soft quarters."
Puravankara
— From a Loss to a Genuine Turnaround
Puravankara rose 3.7% to ₹218.21 after Q1 FY27 results showed a swing to a net profit of roughly ₹25.2 crore, reversing a ₹68.5 crore loss a year earlier, with revenue up to ₹850 crore from ₹520 crore and EBITDA nearly tripling to ₹189 crore, margin expanding to 22.27% from 12.79%. The company expects to close the sale of Purva Ruby Properties to an ICICI Prudential fund for ₹145 crore within 30 days of 11 August. Separately, the company received a regulatory notice under the Prohibition of Benami Property Transactions Act concerning 43.5 acres of land, though management expects a favourable outcome.
Focus areas: A genuine swing to profit with nearly tripled EBITDA is a substantial fundamental improvement, distinct from the land-deal-driven story this series has tracked in recent weeks. The Purva Ruby disposal is a second, smaller monetisation event alongside the larger Purva Zentech sale disclosed previously. The Benami Transactions Act notice on 43.5 acres is a new legal risk flag worth monitoring, even with management's stated confidence in the outcome.
"Puravankara turned a loss into a genuine profit this week — the new regulatory notice is the one loose thread worth watching before declaring the turnaround complete."
Ajmera Realty
— A Continued Drift Lower
Ajmera Realty fell 4.0% to ₹118.23 in a news-light week, extending recent weakness with the stock now trading below both its 50-day (~₹127) and 200-day (~₹148) moving averages.
"Ajmera's stock keeps drifting lower without much fresh news to explain it — a pattern worth watching rather than a single week's verdict."
Kolte-Patil Developers
— The Turnaround Story Keeps Compounding
Kolte-Patil extended its extraordinary run, up a further 7.1% to ₹477.70 and touching a fresh 52-week high of ₹554.60 mid-week, after confirming its Q1 FY27 swing to profitability: consolidated net profit of roughly ₹146.66 crore, reversing a loss a year earlier, on revenue that surged to approximately ₹919.54 crore from ₹82.36 crore — driven by a wave of project completions and revenue recognition. Operating cash flow improved to roughly ₹212 crore, and collections rose 30% to ₹715 crore. Notably, the company did not hold an earnings call for the quarter, citing an ongoing integration and leadership transition.
Focus areas: Revenue jumping more than tenfold on completion-driven recognition is a genuinely unusual scale of quarterly swing, even accounting for real estate's lumpy accounting. Skipping the earnings call during a leadership transition is an unusual choice that leaves investors with less direct management colour than usual. Bookings remained flat despite the blockbuster revenue print — a reminder that this quarter's strength was about recognition timing, not necessarily a step-change in demand.
"Kolte-Patil's stock is now up over 23% in two weeks on the back of a turnaround quarter — the size of that revenue jump means this basket will be watching closely for whether it's a new run rate or a one-off."
TARC
— A Genuine Profit Decline This Quarter
TARC fell 4.1% to ₹125.20 after Q1 FY27 results showed consolidated net profit down over 58% year-on-year to roughly ₹22.65 crore, against total revenue that fell 26% on lower other income — even as EBITDA climbed to roughly ₹41.77 crore from near-flat levels in Q4 FY26, driven by revenue recognition from the flagship Tripundra project.
Focus areas: A genuine year-on-year profit decline this quarter is a more complicated picture than last week's framing of a clean multi-quarter turnaround. Rising EBITDA alongside falling net profit points to non-operating items (likely lower other income) as the swing factor, rather than a deterioration in the core business. Interest coverage remains extremely thin, keeping the balance-sheet risk this series has flagged for weeks fully intact.
"TARC's story got more complicated this week — EBITDA improved, but profit actually fell, which is a more nuanced picture than the clean turnaround narrative from last week."
Arihant Superstructures
— Occupancy Certificates, A Continued Slide
Arihant fell 6.9% to ₹247.55, extending last week's profit-miss-driven weakness. The company secured Occupancy Certificates for four projects, enabling roughly 1,495 unit deliveries and converting work-in-progress inventory into deliverable, cash-generating stock. Management flagged West Asia-linked input cost inflation and domestic labour shortages tied to recent elections as pressures on near-term margins; net debt stands at roughly ₹818 crore against a net worth of about ₹460 crore.
Focus areas: Four secured Occupancy Certificates is a genuine operational positive that the stock's continued decline doesn't reflect. High leverage relative to net worth remains the central balance-sheet concern for this name. Macro-linked input cost pressures echo a theme surfacing across several small-cap names in this basket this week.
"Arihant just converted real inventory into deliverable units — the stock, for a second straight week, wasn't interested."
Pansari Developers
— A Fifth Straight Down Week
Pansari eased a further 2.3% to ₹311.70, its fifth consecutive losing week, as Q1FY27 unaudited results showed revenue moderating to roughly ₹14.6 crore with profit softening versus the prior year. Debtor days improved meaningfully from 58.4 to 17.4.
"Pansari's slide is now five weeks old — the improving debtor-days metric is the one clear bright spot in an otherwise difficult stretch."
Atal Realtech
— A Sixth Straight Positive Week, A Deferred Fundraise
Atal Realtech advanced 2.8% to ₹36.13, another fresh 52-week high, extending its recovery to a sixth consecutive positive week. Q1 FY27 net profit rose 51.7% to roughly ₹1.00 crore on a 34.5% EBITDA increase, with an unexecuted order book of ₹217.57 crore and pending tender bids worth ₹199.31 crore. The board's planned fundraising discussion, previously flagged for 6 August, was left incomplete and deferred to 17 August.
Focus areas: A sixth consecutive positive week is an unusually long streak for a name that spent months as one of this basket's more volatile stories. A deferred fundraising decision suggests management wants more time to settle on the right instrument rather than rushing a choice. A healthy order book and pending tender pipeline give the current rally a fundamental floor beyond pure momentum.
"Atal Realtech's board couldn't quite decide how to raise money this week — the stock, unbothered, just kept climbing to new highs anyway."

REIT Company-Level Insights
Knowledge Realty Trust
— A Quiet Pullback
Knowledge Realty Trust eased 1.4% to ₹115.98, its second consecutive down week, with no fresh negative news beyond continued digestion of last week's Regulation 23(5)(i) disclosure and elevated valuation.
"Knowledge Realty Trust's pullback continues without a new trigger — the flagged disclosure from last week remains the one open question."
Embassy Office Parks REIT
— Joining the Nifty 500
Embassy rose 2.6% to ₹452.61 after confirming it will be added to the Nifty 500 and Nifty Midcap 150 indices effective 30 September — the only REIT in the Midcap 150, a move expected to meaningfully broaden institutional access and passive fund inflows. Separately, the REIT allotted ₹400 crore of Commercial Papers at a 6.75% yield for a 91-day tenor to support liquidity.
Focus areas: Index inclusion is a structural, not operational, catalyst — but one that can meaningfully expand the buyer base for a REIT over time. Being the sole REIT in the Midcap 150 gives Embassy a genuinely distinctive positioning among passive-fund-tracked names. The Commercial Paper issuance is routine liquidity management rather than a fresh capital-raising signal.
"Embassy just earned itself a much bigger audience — index inclusion doesn't change this quarter's numbers, but it changes who's required to own the stock going forward."
Mindspace Business Parks REIT
— A Chennai Portfolio Nearly Six Times Larger
Mindspace was essentially flat at ₹495.27, even as the REIT confirmed its Chennai footprint has scaled from 1.2 million to 6.3 million square feet following the One Radial acquisition alongside Commerzone Pallikaranai, taking total portfolio size past 46 million square feet. Like-for-like committed occupancy stands at 95.8%, with roughly 20% mark-to-market rent-revision potential flagged as under-priced legacy leases roll over.
Focus areas: A near six-fold expansion in a single city is a substantial, concentrated growth bet on Chennai's office market. 20% mark-to-market potential is a meaningful embedded upside lever independent of any new leasing activity. Promoters having pledged 47.6% of their holding remains a structural governance point worth continued monitoring.
"Mindspace just made Chennai a real part of its story, not a footnote — the market's flat reaction suggests it's still waiting to see those new assets earn their keep."
Brookfield India REIT
— A BKC Stake in the Works
Brookfield was roughly flat at ₹345.07 after Q1 FY27 results showed strong growth across multiple measures — NOI up over 50%, distributable cash flow up 45%, and a declared distribution of ₹5.60 per unit — alongside approval to acquire a 50% stake in the premium Godrej BKC commercial development in Mumbai for roughly ₹1,700 crore. Committed occupancy rose four percentage points year-on-year to approximately 93%.
Focus areas: A planned stake in a marquee BKC asset is a genuinely prestigious addition to Brookfield's Mumbai commercial portfolio. Roughly 90% of total debt remains on a floating-rate structure, a real exposure if interest rates move unfavourably. A 3-4 percentage point gap between committed and rent-generating occupancy, due to free-rent periods, means near-term cash flow lags the headline occupancy figure.
"Brookfield is about to own half of one of Mumbai's most prestigious commercial addresses — the stock's flat week suggests the market wants to see the deal close before it celebrates."
Nexus Select Trust
— Widening the Net to Eight Assets
Nexus Select Trust edged up 0.1% to ₹168.02 as net profit was confirmed up over 30% year-on-year to roughly ₹156.52 crore, with the trust now evaluating eight new retail assets — up from two disclosed last week — as part of its stated ambition to double its portfolio by 2030. Sponsor entities pledged roughly 228 million units, over 15% of the total outstanding, to Deutsche Bank AG to secure credit obligations for an offshore borrower entity.
Focus areas: Expanding the evaluated-asset pipeline from two to eight names in a single week shows the doubling-by-2030 ambition is being pursued with real breadth, not just one or two deals. The sponsor unit pledge to Deutsche Bank is a structural financing detail worth flagging, even without evidence of near-term risk to unitholders. Diamond Plaza in Kolkata remains the nearest-term concrete acquisition, expected to close within the first half of FY27.
"Nexus just quadrupled the size of its acquisition shortlist in a single week — 'doubling by 2030' is starting to look like more than just a slogan."
Bagmane Prime Office REIT
— A Maiden Distribution, A Regulatory Tailwind
Bagmane rose 0.3% to ₹107.72, touching a fresh 52-week high of ₹110.46 mid-week, after Q1 FY27 results confirmed NOI up 16% to ₹660.5 crore and revenue of ₹733.7 crore, alongside the REIT's maiden distribution of ₹1.50 per unit. Committed occupancy stands at 98.7%, with a 90% NOI margin and loan-to-value gearing under 5%. SEBI's reclassification of REITs as equity-related instruments — enabling broader inclusion in equity indices — was flagged as a structural tailwind for future passive fund inflows.
Focus areas: A maiden distribution is a genuine milestone for unitholders who have so far only had operational metrics to go on. Loan-to-value gearing under 5% leaves this REIT with substantial capacity to fund its planned ₹3,000+ crore, four-year capex programme without significant new leverage. The SEBI reclassification is a sector-wide regulatory tailwind, not specific to Bagmane, but one this REIT is well-positioned to benefit from given its scale.
"Bagmane just paid its first-ever distribution and touched a fresh high in the same week — for a REIT this series has called the quietest name on the table, that's a genuinely eventful stretch."

Investor Takeaway —
Turnarounds Are Not All Created Equal This week's headline number — three companies swinging from meaningful losses to genuine profits in a single quarter — is a real and positive signal for the sector. But the details underneath matter enormously. Omaxe's turnaround was driven mostly by lower finance costs, not a fundamental shift in its core business. Kolte-Patil's revenue leapt more than tenfold on completion-driven recognition, which raises the fair question of whether this is a new run rate or a one-off unlock of a backlog. Puravankara's turnaround looks the most operationally grounded, with EBITDA nearly tripling on genuine margin expansion — though it now carries a fresh regulatory notice worth watching.
Set against that, this week also delivered two of the more uncomfortable reminders in this series: Raymond Realty falling 16% with no clear explanation, and Shriram Properties posting record sales alongside its worst profit miss in months. Both are useful correctives to any temptation to read every headline number at face value.
The corporate-transition thread — Godrej Industries' generational handover, Mahindra Lifespace's CEO stepping up to a bigger mandate, Embassy's index inclusion — is a reminder that some of the most consequential news in this sector each week has nothing to do with a single quarter's profit and loss at all. With DLF's, Anant Raj's and several REITs' full result details and index effects still working through the market, the next snapshot should show which of this week's turnarounds prove durable.
